Terms & Conditions

Age Requirements:
We do not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups. We use a ratio of 1 adult over 25 for every 3 people under age 25.

Cancellation or changes to reservations with deposit payments:
Cancellations require a (60) day notice of cancellation or the full deposit amount will be lost. Cancellations outside of (60) days will forfeit a minimum of $100 processing fee. Changes that are made more than (60) days prior to check in will not be penalized. Any changes made within (60) days of check in date that result in a shortened stay, change of dates, may result in loss of entire deposit. Cancellations or early departure does not warrant any refund of rent or deposit.

Cancellation on full payment required reservations. Cancellations made within 60 days of arrival, where full payment is required; guest will forfeit the full payment plus the deposit. If the unit is re-rented for more than 50% of the canceled time, the rent will be refunded to the original guest however the deposit will remain forfeited. The home may not be sublet.

Check-In Time:
Check-In Time is after
3:30 P.M. Due to our high standards for cleanliness, the home will not always be ready for check in at 3:30 pm. We ask for your patience and suggest that you have alternate plans available between 3:30 and 5:00 pm.

Check-Out Time:
Check-out time is before
9:30 A.M. Our housekeeper will check with you the night before to determine your actual departure time to help us schedule the cleaning crew.

Cleaning:
No Daily Maid Service - While linens and bath towels are included with the home, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home.

Deposit Guarantee:
Advance Payment Requirement - We require a minimum advance payment of 35% of the Total at the time of booking, by check or with a major credit card. The advance payment will be applied toward the total rent. Visa, MasterCard, American Express or Discover card may be accepted for advance payment. The advance payment is not a damage deposit. See Damage Deposit Requirement below. A damage/security deposit is required for the full rent to be paid.

Mandatory Evacuation:
Hurricane Policy- No refunds will be given unless:
a. The National Weather Service advises that we are in a “Tropical Storm/Hurricane Warning Area” and /or
b. A “Tropical Storm/Hurricane Warning” has been issued for the area of residence of a vacationing guest. The day that the National Weather Service advises that we are in a “Tropical Storm/ Hurricane Warning Area” DJM Florida Properties will refund:
1. Any unused portion of rent from a guest currently registered,
2. Any unused portion of rent from a guest that is scheduled to arrive and wants to shorten their stay to come in after the “Tropical Storm/ Hurricane Warning” is lifted; and
3. Any advance rents collected or deposit for a reservation scheduled to arrive during the “Tropical Storm/Hurricane Warning” period.

Occupancy:
Maximum Occupancy - The maximum number of guests is limited to 16, no exceptions please.

Parking:
Parking Restrictions - This property prohibits the on-site parking of recreational vehicles, personal watercraft (boats, trailers, jet skis, etc.) and restricts the number of motorized vehicles to three. All other vehicles must park at the pool or other lots but not in the street. Cars left in the street at night will be towed at the owner’s expense.

Peace of Mind/Damage Waiver:
Damage Deposit Requirement - A damage deposit of $1000 is required for all rentals. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however it is fully refundable within thirty (30) days of departure provided the following provisions are met:
a. No damage is done to unit or it’s contents beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in their proper containers and soiled dishes are placed in the dishwasher and cleaned.
d. All keys and garage door openers are left with management.
e. All charges accrued during the stay are paid prior to departure.
f. All phone charges are paid on departure. (Please refer to your arrival package for specifics on phone usage and charges.)

Note: All deposits or advance payments will be placed in an interest bearing escrow account with interest accruing to DJM Florida Properties, LLC.

Pet Policy:
Pets are NOT permitted in rental units under any conditions. No exceptions.
Many boarding kennels are available in the local area.

Rates:
Rate Changes - Rates subject to change without notice. Reservations are encouraged and will be accepted in advance at the owners discretion.

Smoking:
This house is a non-smoking home. Smoking is only permitted outside.

Terms and Conditions:
1. Full Payment Due - Before check-in. Please make payments in the form of traveler’s checks, credit cards, bank money orders, cashiers checks, or cash. Holiday reservations may require pre-payment.
2. Falsified Reservations- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check in.
3. Monthly Priority - Three (3) month rentals or longer will be given priority during the winter rate structure. Complimentary beach chair/umbrella and other packages are not included with all reservations.
4. Travel Agents- Some rules or conditions may differ for travel agent reservations. Notification of these variations will be given at the time of booking and with confirmations.
5. Home for Sale- In the event the property you are renting is listed for sale, we may find the need to show the property during your visit. All Renters must agree to accommodate any such showing at the owner’s request. We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation
